This can come in handy when dealing with owners facing challenges in gaining a strategic partner despite strict loan agreements preventing multiple Property Managers, heavy-handed owner-manager contracts requiring in-house management, and more unique situations.  

 

At CINCH, we truly believe in thinking outside of the box when it comes to these situations, and with a subcontract or consulting model of management, owners don’t have to choose between strictly in-house management or breaking the rules.  

 

A great example of this model at work is with a well-known multifamily owner whom CINCH has worked with for a number of years. This owner-manager has a mixed-use multi-family and retail center project and, per the covenants of the debt on the property, was required to use an in-house property manager. This owner found that their multi-family trained property management team was struggling to efficiently manage the retail portion of the project.  

 

CINCH came on as a consultant and was able to train and advise the Property Management team to recover over $100,000 in back-rent and CAM’s, coordinate renewals and settlement documents for pre-pandemic balances, and recalculate the CAM calculations for tenants, and assist in a deep relational improvement between the tenants and ownership team.
